• Grease it up – Like a well-used bike chain, metal garage door parts need the occasional dose of lubrication. Do not use WD-40! You’ll want a lubricant that is designed not to attract dust particles and dirt. It’s best to try and lubricate your garage door twice a year, or at least annually. Give all moving parts like the hinges, springs, rollers, and tracks a liberal, but not excessive spray. Be careful not to spray the belt drive openers.

• It might be time to upgrade. I know change isn’t something that homeowners always welcome with open arms.
